A guarantor will be required where an applicant does not meet our criteria to rent a property. This may be due to the applicant being in a probation period with their employment, falling slightly below our affordability criteria to rent a property or possible other circumstances relating to the referencing process. All guarantors will be required to meet our standard guarantor criteria. The guarantor application process is detailed below:
This application is for an individual wishing to act as a guarantor for an applicant/s applying to rent a property through The Bristol Residential Letting Co. The guarantor should meet all 5 of the following criteria before considering proceeding with the application:
Important point to note: if the guarantor is retired or self employed, please discuss this with a member of the team before proceeding with your application so we can discuss how we will satisfy the referencing process.
The guarantor should be aware of the following information which may impact their decision to act as a guarantor:
Important note: The guarantor takes on the responsibilities of the person who has asked nominated then to act as guarantor. As such, the guarantor agrees the joint and several liability of the tenant. This means, the guarantor is guaranteeing the tenancy, as opposed to an individual tenant.
In order to recommend a guarantor to the landlord as being suitable, The Bristol Residential Letting co will need to carry out detailed referencing checks. In order for references to be conducted successfully the Guarantor will be required to give their consent to third parties to release such information. Details of how we will treat such data can be found within our Privacy Notice which can be found at the bottom of this page.
The following criteria will be assessed during the referencing:
Important point to note: We will keep the guarantor informed on our progress with referencing until all references are satisfied. Whilst The Bristol Residential Letting Co will do everything possible to complete an acceptable reference, The Bristol Residential Letting Co retain the right to turn down an application.
Each guarantor must complete the online application in full and provide us with photo ID (passport or driving license). The photographic ID can be scanned and emailed as an attachment. The tenancy cannot proceed until the photo ID is received and referencing satisfied.
Important point to note: prior to the tenancy start date we will send you a guarantor information pack which will include a guarantor agreement to be signed and returned to us before the tenancy commences

Tenancy Manager - Clifton

Emma has been working for The Bristol Residential Letting Co. since 2016. Having spent time working in both our offices Emma is also a qualified inventory clerk. Emma has progressed to the position of Tenancy Manager in the Clifton office where she is responsible for referencing tenants and making sure all tenancies are entered into correctly.
Little known fact:
As part of the grand opening for the new, state of the art hospitality unit at Emma’s secondary school, she greeted Kevin McCloud and served him lunch.

Sam joined the team in 2018. Sam joins the team with a background of managing properties in her private time while working in sports rehabilitation & strength conditioning. Sam felt her skills and future lies in the property sector and is thriving in her role as Lettings Administrator.
Little known fact
Sam has been in the army reserves. She once competed in the civilian Winter Fan Dance over Pen y Fan in the Breacon Beacons. This 24km SAS selection route is one of the toughest around and offer civilians the chance to test their strength and fitness.
