Our tenancy was full of false promises and lack of communication. I would award 1 star to Josh Box, who initially set up our tenancy. He did not mention that the landlady was planning to sell within the year, despite us having a young family with a dog.After 6 months into our 1 year stay, we asked our contract to be extended. This was not communicated to our landlady, who put the house up for sale 4 days later(!). As renters, this was our worst nightmare since moving is not easy with a child and a pet.To hear that our request to stay wasn't even forwarded on to our landlady is unforgivable, and furthermore, she wasn't aware we had a young child like herself. She thought it was a young professional couple who could move easily. The short-term tenancy, along with the miscommunication about when the house was going to be listed, caused us immeasurable stress.When viewing the property, Josh agreed in writing to install a safety handrail outside before we moved in as we have a toddler, but this never happened.When we moved in, there were a number of problems that we encountered. These issues were blamed on the owner, but having since met her in person, it is clear that Josh did not communicate between the two parties and instead used it to his advantage by blaming delays and difficulties on the other party.Issues we encountered:- The copies of our keys did not work and when we arrived with our moving van (moving cross-country) we could not get in. Josh did drop some off to his credit, but this shouldn't have happened.- We paid a full month's rent before we moved our family in, but after collecting the keys in person (a 12hour round trip) we went to the house and it was full of the previous occupant's belongings and hadn't been cleaned at all. There was rotten food in the fridge and dirty clothes everywhere. We had to chase the letting agency to clean it before we came down again with our boxes. Our start date had already begun so it is baffling that the house was left in such a state.- The house was advertised as unfurnished when in fact the landlady's intent was to leave it part-furnished. We spent 4 months trying to clear excess furniture, blocking an entire room, then another 5 months of having no shed space.- No information / hand over. The documents our landlady had left us were thrown out and we had no means to even use the heating (we moved in during October).- Broken items were slow to be fixed and blamed on the landlady's budget to have repairs done.- Josh was unprofessional on the phone (once swearing in frustration about the moving date), and forwarded sensitive emails not intended for us. He ignored us and handed us to other members of the team when we rang to chase up unresolved issues.The additional star is for Emma Vincent who worked hard to remedy the issues at the start of our stay. She was fantastic to work with and always responsive to our emails. She was always professional and I have nothing but praise for her helping us fix broken items and organising inspections etc.Thankfully, our story has a happy ending. We bought the house and we're delighted to call this our home.My reason for leaving this review is to hold letting agents accountable - it is obvious Josh wanted to fill this house despite the clear short-term tenancy which was irresponsible. I hope other families do not experience the worries we had when renting with Bristol Residential.

Over the years, I have used the Bristol Residential Letting Co a couple of times because I had to move for different reasons and they always did a great job. This time, I'm moving to a more central place and Tom was really helpful and communicative since we arrange the viewing until we finally secured our new property. He was very prompt to contact the landlord, kept us up-to-date in every step of the process and made sure we were happy with the house.

The experience of viewing and confirming a property with Tom and the team was incredibly smooth and professional throughout. Tom was extremely friendly, helpful and communicative throughout the process, and gave us all the information we needed, as well as taking extra time out of his day after my train was delayed! Since moving from the US to Bristol, we have been working with Josh. Josh is very approachable, friendly and always tries his best to help. He has been super helpful, prompt and responsive. He made sure to tour us in our new apartment when we first arrived. He is also very knowledgeable with the different appliances and things that our apartment has. There were some things that did not work during the first week of moving in and he was quick to come by and help us out with it. If he didn't have the solution, he figured out a solution. He also responds emails promptly and again is always very friendly. All our emails were either answered the day of or day after. We also needed some additional keys and he was able to come through and get these for us.Josh is awesome! We are in good hands and we highly recommend him.
