Q: How far in advance of needing a new tenant should I contact you?

The sooner the better. This will allow us to help you make sure any licensing/safety certs or maintenance is ready well in advance of marketing. Typically we would recommend actually putting a property on the market 6-8 weeks before it is available to let.

Q: Can you advise me on what safety certificates I need?

Yes – when we visit your property we will be able to establish exactly what your property requires

Q: Can you advise me on whether the property needs some redecoration/maintenance work?

Yes – it is no surprise that good quality tenants are attracted to well maintained properties. Our job is to help you achieve this without carrying out work and spending money on things that won’t make a difference.

Q: Can you get any necessary work completed quickly?

Yes – we work with a large number of quality contractors in Bristol. The contractors we select understand the fast pace of the rental market, have short lead times and are happy to work around tenants.

Q: Do you provide feedback on the viewings you complete?

Yes – when we receive an offer for your property we will be in touch immediately. Otherwise it will be on ‘Feedback Friday’. One of our lettings team will contact you every Friday to update you on the viewings from that week and any feedback generated from them.
